Working from home… summer house… games room… recording studio… home cinema… pool room… school classroom… The list is literally endless. Well, okay I would probably run out of ideas at around the 40 or 50 mark, but quite frankly if you need more space for pretty much anything, then a garden room could be the answer. The garden room industry in the UK did not start until the late 90s and only one or two companies saw the opportunity as a viable business option. Throughout the noughties, more and more companies entered the market, recognising that triggers such as property market ups and downs, lack of job security and the desire for more 'family time' was causing a great number of people to consider other options beyond moving house or extending their property. Add to this an increasing need to 'get in touch' with nature and the outdoors and you have the perfect environment in which to promote garden buildings and their many uses. There are now hundreds of garden buildings on the market so where on earth do you start? Well, firstly what do you want your garden building for? Is it just for work or do you want to relax in it too? Is it something just to be enjoyed during the summer or is year round usability important to you? And of course, how much money do you want to spend? The garden building marketplace is certainly one where you get what you pay for. A wooden shed-like structure built on pads with little or no insulation will only set you back a few thousand pounds but it will be of limited strength and durability. At the top end of the market you can easily spend upwards of £50,000 on something resembling the Taj Mahal in miniature complete with chandeliers, colonnades and throne room. For the majority of people it is somewhere between these two poles that offers the most sensible and varied choice. First things first. Have a look around and find three or four designs or styles that will fit in with your personal tastes as well as blending in with the planting and layout of your garden. Then, start drilling down into the details; what is the insulation like- is it just in the walls or are the ceilings and floors insulated too? What windows are being used and do they meet with the latest building regulations criteria? What electrical fittings will you need and are they included in the price? And what maintenance are you going to need to carry out over the years to keep your building in tip-top condition? The internet has all but removed the need for travelling around the country looking for show homes to scrutinise but if you can actually touch, feel and get inside one of your shortlisted buildings, then so much the better. Once you have made your choice of building, double-check that it will be fitted on a solid base - preferably concrete - and that it will be fitted by professionals; ask to see a portfolio of previous installations and if possible ask to speak to a previous customer for their thoughts and experience. Estate agents - particularly in and around major cities - will attest to the fact that a quality garden building can add as much value, if not more than a similar sized extension or conservatory.
